How To Become An Expert “Influencer” Using Social Media

How To Become An Expert "Influencer" Using Social MediaReal estate is something that almost everyone has some kind of interest in hearing more about. Homeowners like tips about how to improve their home. Real estate investors seek advice about how to find profitable deals. Real estate is a fun topic to think about and interesting to discuss.

Perhaps as a homeowner or as a real estate investor, there is an interest in sharing knowledge with others. If so, here are some tips on how to use social media systems to create a following and hopefully become an expert that is known as an “influencer.”

The Basic Techniques

To become an influencer means to provide quality content that brings value to a viewer and find a large audience that enjoys it. This includes written content, photos, and perhaps videos.

1. Written Content

It is important to select a subject matter that is broad enough and has a long-term appeal to write about. If writing is not a skill set, then having money to hire freelance writers to create content is necessary. Freelancers charge between $30 and $40 for a decent article. Top writers earn a bit more.

2. Photos

The best way to get photos is to use a smartphone and take them. In that way, the content is original and therefore has no copyright issues. As an alternative, it is possible to free stock photo sites like Pexels.com or Unsplash.com that allow unlimited use with no fees.

3. Videos

Video content is optional on most social media (required for YouTube). The cost-effective way to make videos is to use a smartphone or a simple camera/lighting setup and make original content. Simply talking about the overall theme is sufficient, if what a person says is interesting.  It’s important to note that the quality of audio is equally important as the actual video itself. Pay attention to your audio recording to make sure it doesn’t turn a viewer off.

Social Media Systems

The social media that is useful to become an influencer includes Facebook, YouTube, LinkedIn, Twitter, Instagram and Pinterest. Here are the things to do on those systems and what NOT to do:

Facebook

This system is the largest with over a billion global users. Facebook has greatly reduced “organic reach” which is the ability for fans of a Facebook page to see the regular posts and updates that the page owner posts. Facebook is best used for advertising to drive web traffic to a professionally-produced website that is selling something of consumer interest.

However, don’t try to sell directly using ads on Facebook. Instead, offer something of value for free, such as a “How To” eBook to get people to sign up for an email newsletter subscription and that helps to build your audience base and then it is possible to offer items for sale to them.

YouTube

YouTube is best for those willing to make videos. This system can build up many followers organically if the videos are interesting. It’s generally considered easier to get video content to rank in online searches both on YouTube as well as Google since they own YouTube.

LinkedIn

This social media system is for business people and professionals. Unlike other systems, there is a monthly subscription fee to gain full access to its members as well as other premium features. There are advertising opportunities and the chance to publish articles on LinkedIn, which help build a following.

Twitter

This system is best for short, regular, frequent, bursts of information and links to photos or videos.  Twitter messages (Tweets) are limited 280 characters which is new this year. Twitter is a popular communication tool as well as a way to find trending information.

Instagram

Instagram is now owned by Facebook and has the third most monthly only Facebook and YouTube.  It’s a platform built to edit and share photos and short video content.

It’s important to create a theme with your photos and posts that match your business and the interests of your target market.  You can also grow your Instagram audience by liking other photos in your niche. Search for specific topics using #hashtags.

Pinterest

This system is really popular with women making up 81% of the Pinterest user base. Users post or view a collection of photos of things. It is a great place to show things related to the home and garden, such as housewares, crafts, and handmade items that are for sale.

Summary

Sharing interests on social media about things related to real estate is a nice way to build up a following. Be consistent in posts so that they happen on a regular, frequent basis. Make sure the content is of high quality and appealing to the viewers. Dedicate enough time to let the audience grow and then reap the rewards in attention, influence, and perhaps more business if that is a goal.
